An open house for your property is like a job interview. It is one of the first times when everyone can see the resume of your property and form an opinion. While it may be a good idea to have your home professionally cleaned you don’t need to go to those lengths. There are a few little things than any homeowner can do leading up to open house day. Declutter your home. No prospective buyer wants to walk in a room and see clutter everywhere. Not only does this show poorly but it doesn’t give a good representation of what the room can be. As the open house approaches, walk in every room and determine what you would consider excess items. Buy a couple of big storage bins and put all of these items in the bins until you move. If you have an attic or space in the garage put the bins there. If you don’t, putting these at the foot of the bed is the next best alternative. When selling your home less is usually more. The fewer items that a buyer sees the better a room shows.
Clean bathrooms and kitchens. It is a good idea to order out the night before your open house. It is no secret that today’s buyers focus on the kitchen and bathroom. When they walk in everything has to be spotless and as perfect as it can be. If the room smells of the previous night’s dinner or there is a mess in the kitchen buyers will remember this. Take the time to clean the floors and all countertops. In the bathroom you may think the shower curtain will cover a dirty tub but it does not. Buyers will look at every inch of the bathroom. If you are going to dedicate time to clean any rooms you should focus on the bathrooms and kitchen.
Clear entryway.First impressions go a long way with buyers. One of the first impressions that are made is when they walk into the house. If they have to trample over leaves or avoid items on their way in this could be a problem. At a minimum make sure there is a clear path to walk in and out of the property. If the grass is long give it a mow the day before the open house. A plant by the front door is also a nice touch. If there are toys or balls all over the yard gather them up and put them away. You don’t want to lose a buyer based on how the exterior looks.
