If you are considering selling your property listing during the holidays can be the best thing you can do. In many markets buyers are looking for property year round regardless of what month it is. While braving the cold and possibly snow may not be for you there is a large segment of buyers who don’t see this as a problem. Here are just a few of the benefits in listing now and not waiting until the end of the year.
Competition. There are numerous sellers who are holding out on listing until the start of next year or even until springtime. By listing now you get a real jump on your competition. Fewer sellers’ means less inventory which means your property is highlighted in your market. If you wait until the spring the market will be flooded with new listings taking away from the appeal of yours. You may not want to face moving during the holidays but there are many buyers who are desperate to get in shortly after the New Year.
Appeal. The point of staging is to give buyers a glimpse of what it would be like to live in the property. Instead of staging selling during the winter, especially around the holidays, gives buyers the same effect. With your house decorated it provides a warm feeling of home that buyers often find appealing. They can envision themselves hosting a holiday party or even Christmas dinner. There is a certain feeling of warmth that is missed by waiting until after the holidays to list your home.
Timing. Instead of waiting for the spring to start your showings wouldn’t it be nice to be in your new home come springtime. Most purchase transactions currently take anywhere from 30-45 days. With Christmas and New Year’s coming up you can expect to add at least a few days to this total. Even with these additions if you list now you can still be in your new home by the end of next month. This puts you in position to make any changes and upgrades you want as soon as or even before spring hits. A spring listing may not sell until the start of the summer or longer. This can leave you little time to find schools or get situated before next season.

Waiting for the spring so the snow melts and the flowers bloom has its advantages but not in every market.
