There are certain times of the year that are better to sell your home than others. While you can complete a successful transaction in any month early spring into summer is the peak selling season. For starters most buyers like to look for properties as the weather warms up. Properties show much nicer and often times there is a sense of urgency for buyers to act. With school starting up in late August/early September buyers want to be in their new home before the new school year begins. If you have waited patiently for the spring selling season to come here are a few things you can do to get your property ready to sell.
Yard and Landscaping. While spring can be a great time to sell there is also plenty of competition. You need to focus on the little things to give your property a decided advantage. One of those items is the yard and landscaping. First impressions go a long way with any buyer. One of the first impressions that is gained is with the exterior of the property. You want your grass to be green and your bushes and plants to be blooming. If there are dead patches in the yard the house immediately feels old and dated. Spending a few bucks on fresh mulch and new plants can completely change the initial perception of your home.
Remove Clutter. Living in your home while preparing to sell can be tricky at times. If you are making the commitment to sell you may need to make some sacrifices for a few weeks. One of the things you need to do is eliminate as much clutter as possible. Get your old clothes out of your room and into a closet. If you have excess housing items you should consider a storage unit for the short therm. The more clutter free your property the easier it is for buyers to envision themselves there.
Freshen Up Walls. Painting is one of those things that almost anyone can do. With a little patience and a few hours you can quickly add a fresh coat of paint to a bedroom that may desperately need it. Prospective buyers almost immediately notice floors and walls. If the walls are dirty they may bring your property down a notch. In areas of heavy competition this could be the deciding factor.
Minor Modern Updates. There are plenty of updates you can make that won’t break the bank. Little things like switch plate covers, door handles and light fixtures can give your property a modern look on a budget. Walk your property and put yourself in a buyers shoes. Remove or replace any items that are old or outdated. You don’t need to give your property a complete makeover. Focus on items that are easily replaceable and within your budget. What you will find is that there are plenty of these items in almost every home.
Spring is a great time to list your property but you need to do your part. By focusing on the little things you can help generate interest and get your home sold as quickly as possible.
