Access alone to the local multiple listing service (MLS) can do more for your property than any other type of advertising. In the matter of a few days your real estate agent can get the word out about your property to all local realtors and their buyers. Additionally with open houses, print marketing and electronic advertising you greatly increase your chances of finding a buyer with the sheer number of people your real estate agent can reach. If you decide to do this yourself you will not have the audience of the MLS and all other marketing costs will come out of your pocket.
Price. Aside from location the most important aspect of any property is the listing price. Most homeowners have an attachment to their property. They often view it in higher regard than it really is. This leads to pricing the property much higher than the market bears. This leads to the property going stale without any offers. Eventually the price is reduced but even that doesn’t guarantee buyers will come back. By pricing right the first time you attract the greatest number of buyers.
